First look: Latest housing project spurred by Milpitas' BART station is now under construction

Construction has begun on 317 luxury apartment units in Milpitas, the first phase of a planned high-density community of 583 units by Anton Development Co.

It’s part of a much larger conversion of what once was 437 acres of industrial land around the Great Mall into more than 7,000 residential units near the Montague light-rail station called for in the city’s Transit Area Specific Plan.

That station is being linked by an overhead walkway to the new Milpitas BART station, which is nearly completed and expected to begin service in the first half of 2018.

Anton Portola - 256-unit affordable apartment complex with resort-style pool, fitness center opens in Irvine

IRVINE – A brand new 256-unit affordable apartment complex with a resort-style pool, fitness center and dog park has opened in the developing Portola Springs community.

The rent price at Anton Portola is $876 per month for a one-bedroom apartment and $1,050 for two-bedroom, compared to the average asking rent of about $1,800 for apartments in Orange County.

Still, Anton Portola has exterior and amenities that make it indistinguishable from market-rate apartments, said Andy Davidson, vice president of construction for Anton Development Co., which built and manages the property.

Andy Davidson: From internship to industry leader

Sometimes, the old saw about a guy who starts running errands for a company but eventually becomes the boss isn’t just a saw.

Take for example Andy Davidson, now vice president of construction at Anton Development Co. While still attending California State University Sacramento, he interned with Anton’s Sacramento office, getting lunches and performing other grunt tasks.

That was in 2005. Two years later, Davidson had a job waiting for him when he graduated. A decade later, he’s the company’s vice president of construction and board chairman for the North State Building Industry Association.

Neighbors Clash in Silicon Valley

SAN JOSE, Calif.—As Silicon Valley swelled with technology jobs for much of the past half-century, the city of San Jose was happy to serve as its bedroom community, blanketing vineyards and plum orchards with homes until it became the nation’s 10th-largest city.

But all that building has taken a toll, leaving this city of roughly one million people low on land and fiscally stretched. Now, grappling with soaring housing costs thanks to the region’s continued job growth, city officials are criticizing neighboring cities for failing to create enough housing of their own even as they continue to cut ribbons on new office buildings.

The Paradox of Soil

Land, the centre of the pre-industrial economy, has returned as a constraint on growth

THE history of economics has been, among other things, a story of learning to care less about land. The physiocrats of 18th-century France saw it as the primary guarantor of wealth. Adam Smith included it alongside labour and capital as one of the three factors of production that combined to generate output. A little later Thomas Malthus saw its innate scarcity as ensuring eventual catastrophe in the face of exponential population growth.

Poor land use in the world’s greatest cities carries a huge cost
Apr 4th 2015

BUY land, advised Mark Twain; they’re not making it any more. In fact, land is not really scarce: the entire population of America could fit into Texas with more than an acre for each household to enjoy. What drives prices skyward is a collision between rampant demand and limited supply in the great metropolises like London, Mumbai and New York. In the past ten years real prices in Hong Kong have risen by 150%.

Anton Legacy celebrates 1st anniversary of affordable housing

TUSTIN, Calif. (April 3, 2016) — One year ago, Lisa Wehrly opened the door to her new affordable-housing apartment and wept.

“Even now, I get emotional,” says the disabled medical staffer.

She’d watched the Anton Legacy apartment homes being built across the street from her studio apartment, and hoped to qualify. When they opened in April 2015, she was offered a one-bedroom unit.

“I walked in, and everything was so beautiful,” says Wehrly, 50, who lives on a limited income. “I actually started crying.”

Anton Legacy provides residents of Tustin with 225 affordable housing apartments, including 161 units for those making up to 60 percent of the area’s median income.

These apartments are just one example of affordable housing that Irvine Company has helped build from San Diego to San Jose, including more than 4,000 affordable units in Irvine.

The company teamed up with the group that is now Anton Development Co., and the City of Tustin to build Anton Legacy.

Housing: Bay Area’s Achilles Heel

The Registry SF

The Bay Area is perhaps the West Coast’s most important region. And according to some, it is California’s economic engine, and one of the main reasons the state is in the black.

“Our economy is driving the economy of the state. The reason why the state has a budget surplus is because of the economy of the Bay Area,” said Matt Regan, senior vice president of public policy with the Bay Area Council.
