Anton DevCo, EAH Housing Starting Construction on Affordable Projects in Davis, Sacramento

Two housing projects with affordability components are getting underway in two different Sacramento region cities. 

Anton DevCo Inc. announced breaking ground this week on Axis@Davis, a 200-unit project at 2555 Research Park in Davis. And San Rafael-based EAH Housing has received a demolition permit for a planned 140-unit project at 19th Street and Broadway in Sacramento. 

“Davis continues to have very low vacancy rates and consistent annual rent growth (7%+ per CoStar), the University had another strong year of applicants, lack of traditional apartments, most of the newer units are on campus and specifically designed for students,” said Brandon Dinon, managing director at Sacramento-based Anton DevCo, in an email explaining why the company sees Davis as a good spot for a project. 

Axis@Davis will have 10 affordable units, with apartments across five three- or four-story buildings. The project will also have a 1,500-square-foot retail space and 9,700 square feet of community space. 

Resident amenities will include a pool, poolside lounge, grilling stations, clubhouse, community kitchen, study rooms with a coffee bar and digital package lockers. The project will also be all-electric and have rooftop solar and electric vehicle charging stations. 

NextPhase Inc., formerly called Anton Building Co., will be the project contractor. Dinon said he couldn’t reveal the estimated project cost, citing company policy. The company bought the 5.8-acre site for the project for $14.8 million earlier this year. 

The project should be completed in about two years, according to Anton DevCo. 

At 1901 Broadway, the city of Sacramento has issued a demolition permit for a vacant 29,718-square-foot office building occupying the planned site for EAH Housing’s project. 

Though EAH Housing couldn’t be reached for comment, company officials said last year they planned a 2023 start for On Broadway, an entirely affordable-rent project of five stories.

On Broadway, estimated to cost about $70 million, will have studios to three-bedroom units and rents aligned to people making 30% to 80% of area median income. 

There will also be a 3,500-square-foot commercial space facing Broadway in that project. EAH Housing has not identified the general contractor, though A-1 Remediation Service in Sacramento is the applicant for the demolition permit.
