POSITION: Development Analyst

REPORTS TO: Sr. VP – Development & Acquisitions

LOCATION: The Corporate Headquarters, Foster City, CA

 


 

JOB DESCRIPTION:

The Development Analyst shall evaluate process and complete all due diligence items on prospective development opportunities. This role is requires both financial acuity and strong communication skills. This role is for the individual with a passion for real estate development who is prepared to handle a broad array of duties and wants to learn all the fundamentals required to thrive in this business. Finance, risk management, negotiations, strategy and research will be part of every day. The Development Analyst shall also be responsible for other aspects as follows.

 


 

Responsibilities include, but are not limited to:

  • Organize due diligence items on new deals
  • Assist acquisitions team with prospecting of new land acquisition targets
  • Interface with city planning and economic development personnel re: site development potential and guidelines
  • Provide preliminary information for Letters of Intent and Purchase Agreements
  • Prepare Development Proforma, with focus on impact fee schedules, zoning and General Plan land use designation, and rental market study. Prepare residual land value analysis on for-sale underwriting
  • Providing underwriting and any other information for department reports as needed
  • Assist Development Managers with hiring and managing the consultant project team and interfacing with the construction team. Assist in executing consultant contracts and processing monthly invoices.
  • Coordinate with lenders, title, escrow agents, inspectors, and appraisers
  • Monitor key dates related to Purchase and Sale agreement and notify Development Team accordingly
  • Establishing relationships with regional planning offices and economic development departments
  • Target high probability areas as directed by SVP and engage land owners in a systematic and organized manner
  • Evaluating and presenting to senior management Specific Plans and Precise Plans in regional locations that offer potential land acquisition opportunities
  • Liaison to Construction, Development Administration and Accounting
  • Familiar with the construction schedules, timelines and budgets for all development projects
  • Answering questions and providing information on Development projects as requested
  • Maintain hard copy and electronic company files, requiring superior organization skills
  • Performing other projects as required by SVP or delegated officer or Development Manager
  • Monitor development project budgets monthly and monitor construction loan draws
  • Monitor reporting paperwork such as schedules, change order logs, RFIs, etc. that arise during the construction period, and assist in resolving those issues under the direction and supervision of an officer.
  • Work with an on-site leasing team to oversee the initial leasing of the project from building completion through stabilization.
  • Knowing the area surrounding their projects and keeping up-to-date on new and existing competing developments and their rental and vacancy rates.

 


 

Requirements:

    • 3-5 commercial Real Estate experience
    • Bachelor’s degree in Real Estate, Finance and/or Construction preferred

 


 

COMPENSATION: $XXX annual salary, depends on experience.

Full-time, Exempt Position.
