New developer dives into Brooklyn Basin

Anton DevCo. is the latest developer to grab a piece of Brooklyn Basin, a 64-acre waterfront neighborhood sprouting in Oakland.


The developer bought a 1.4-acre lot entitled for 232 units that is known as Parcel D within Oakland’s largest housing development, which is slated for 3,100 homes, 200,000-square feet of ground-floor commercial space and 32 acres of parks and public open space.


Terms of the deal were not disclosed.


“Brooklyn Basin is a landmark development,” said Brandon Dinon, director of acquisitions for Anton DevCo. “We are committed to designing a building that matches this evolving and vibrant waterfront community.”


Master developers Signature Development Group and Reynolds & Brown spent more than a decade locking in approval for Brooklyn Basin, a vacant former industrial area south of downtown Oakland and Jack London Square. The developers finally broke ground in 2014 on the infrastructure work after years of delays.


Residents have started moving into the first housing development, Signature Development’s 241-unit Orion at 255 9th Ave. Next door, at 219 9th Ave., Zarsion America is building another 241 apartments.


The Anton project sits on the next block from Zarsion’s development. Those three sites face a park and the historic 9th Avenue Terminal building that Signature is revamping into a retail and restaurant hall. Grocer Rocky’s Market will move into about 5,000 square feet of retail this in fall.


Anton declined to disclose the price of the land or the total development cost of the project. According to PropertyShark, Zarsion paid $4.04 million for its 1.4-acre site in April and MidPen Housing Corp., a nonprofit developer, paid $11 million for 2.7 acres in where it plans two phases totaling 465 homes.


Brooklyn Basin is in the midst of establishing a new neighborhood in Oakland with new roads, parks and retail. The waterfront site is bordered by Interstate 880, essentially splitting it off from the most of Oakland.


The developers are working on setting up shuttles to BART and water transit.


Sacramento-based Anton has produced 13 developments in the Bay Area. Last year, the firm bought another development site in Walnut Creek and is under construction on Anton Edge, a 91-apartment community at 295 29th St. in Oakland where about 3,000 apartments are in the works.


For its Brooklyn Basin project, Anton has brought on Architecture Design Collaborative to design its project, which will include homes ranging from studios to three-bedrooms and 4,000 square feet of retail. The building will also feature a pool, co-working space, dog-washing station and a roofdeck to take in expansive views of the bay.


The developer expects to start construction in Brooklyn Basin in early 2021.
